• 2 Years (System Functions): Covers the operation of primary systems such as plumbing, electrical, HVAC, and sewer lines.

• 4 Years (Patent Defects): Covers "patent" defects, which are deficiencies visible or easily discoverable through a reasonable, ordinary inspection at the completion of construction.

• 10 Years (Latent / Structural Defects): This is the strict maximum hard cutoff—known as a statute of repose—protecting against hidden, "latent" defects that compromise the home’s foundational stability, load-bearing walls, or create safety risks like structural water intrusion. The 10-year clock starts exactly at substantial completion of the build, not when a homeowner moves in.
